TECHNICAL SPECIFICATIONS

FOUNDATION
Foundation with isolated footings, continuous footings and struts.

STRUCTURE
Waffle slab with concrete and metal pillars, walls and reinforced concrete slabs.

ENCLOSURES AND PARTITIONING
Outer contour partitioning of dwellings of 15 cm thick double-chambered concrete block. 13+13mm double-layer Pladur plasterboard with intermediate insulation. Partition walls between dwellings formed by 11 cm thick perforated ceramic brick, double-layer Pladur plasterboard on both sides with mineral wool insulation. Inner walls with modular sections and 13+13 mm double-layer Pladur plasterboard, 46 mm mineral wool and 13+13 mm double-layer Pladur plasterboard on the other side.

ROOF
Accessible flat roof formed by concrete slopes, 100 mm thick thermal insulation, waterproofing with SBS-LBM-40 FP (140) bitumen sheet, installed with asphalt priming, 3 cm protection mortar and tiling finishing with porcelain stoneware flooring.

RENDERING AND PLASTERING
Vertical and horizontal external facings of basic Weber lime mortar rendering thick layer following Mallatex installation. False ceilings formed by 13 mm laminated plasterboard sheets over a metal structure.

FLOORING AND TILING
Rectified porcelain stoneware flooring in interiors of dwellings, on screed, and installation of an anti-impact laminate on rafters. Porcelain stoneware tiles in bathrooms. Anti-slippery stoneware flooring in terraces and outdoor porches. Precast concrete elements in outdoor common areas (passages). Mechanically trowelled finished, flat tread contour concrete and rough-finished access ramp on basement floor.

WOODWORK
Dierre-branded, Esparta-5 model, armoured entrance door, Milano-4 model aluminium outer panel, and cylindrical safety lock. Metal subframe. Access doors in white lacquered MDF, 4 pantographed, Sitec system door frames and flashings. Cupboard interiors in textile melamine, 4-drawer drawer unit, shelves and matt silver aluminium oval-shaped hanging rail. Two white lacquered sliding panels on the front part, automatic brake and self-closing feature per panel, matt silver aluminium fittings.

METAL WORK
White lacquered Technal aluminium-frame windows and French Windows with thermal bridge breaking. Rolling shutter with filled aluminium sun shades and motorised drive.

ELECTRICAL INSTALLATION
In accordance with the legislation in force, Low-voltage regulations and regulations of the supply company. Installation including built-in boxes and plastic pipes, switchboards in dwellings with power switches, differential switch and circuit breakers. Individual electricity meters for each dwelling. Video intercom system.
Telephone and TV installation
In accordance with the legislation in force, phone jacks in living-room and bedrooms. TV-DDT-SAT jacks in living-room and bedrooms. Terrestrial and parabolic TV antenna.

PLUMBING INSTALLATION
Hot and cold water supply through cross-linked polyethylene pipes. Bathroom fittings: Roca-branded, The Gap series, base unit with two drawers and integrated sink with shelf. Roca-branded, Meridian model, 600 mm long low-tank toilet. Doccia Piedra model resin flat shower tray. Roca-branded, Henares model, sink. SOLAR INSTALLATION
Salvador Escoda-branded, Solcrafte plus model, 150 litre integrated solar system, with exclusively designed solar collector and storage for flat roof.

AIR CONDITIONING INSTALLATION
Mitsubishi Electric-branded, multi-split type, heat pump ducted air conditioning system.

GLAZING
Climalit type double glazing in windows and French Windows, with inner and outer double-lamination, solar control.

PAINTS
Silicate-based breathable exterior paint. Two coats of uniformly-white interior paint.

KITCHEN FURNITURE
Creo serie, Tablet model, tailor-made kitchen furniture belonging to the Lube group. 1,8 cm thick structure with hinges and Blum drawers with self-closing feature, and aluminium base. Low and high level kitchen units with handle and gola system. Silverstone type stain-repellent resin worktop and shelves. Stainless steel single sink. Fittings: Electrolux-branded 368 m3/h stainless steel extractable hood. Bosch-branded, stainless steel panel, multifunction built-in oven. Bosch-branded 3-zone 60 cm ceramic hob, with a 24 cm zone. MISCELLANEOUS
Perimeter wall enclosure of the plot, in the three streets, out of rustic stone wall. Large communal swimming-pool with lighting, shower and solarium. Parking areas and storerooms on basement floor. The purchase of the dwelling includes a parking area and a storeroom. Communal and private-use gardens with topsoil, automatic watering system, planting of grass-lawn and varied plants.
